Homeowner cost guide
How Much Does a Roof Repair or New Roof Cost in Ireland?
A few damaged slates, a leaking valley and a complete replacement are very different jobs. Use these published Irish examples to frame your budget, then get the roof assessed.
By TradesDirectory.ie · Published
Budget starting point: Munster Gutters advertises €150-€350 for a minor leak fix and €350-€700 for chimney flashing replacement. For full replacement, Recommended Roofing reports an average of €8,686 across its own invoiced jobs. These figures describe different scopes and are not national averages or fixed quotes.
Published roof repair prices
The examples below come from Munster Gutters' roof-repair pricing, checked on 10 October 2026. They are that contractor's advertised ranges for its Munster service area. Confirm the current price, VAT, access arrangements and exact work before booking.
| Work described by the provider | Published range | Question for your quote |
|---|---|---|
| Minor leak fix | €150-€350 | What is causing the water entry, and what will be repaired? |
| Replacement of 5-10 slates | €250-€450 | Are matching materials and safe access included? |
| Valley repair or replacement | €400-€800 | Is this a local repair or replacement of the full valley? |
| Chimney flashing replacement | €350-€700 | Does the price include any associated masonry work? |
Keep an emergency visit separate from the permanent repair in your comparison. Ask whether the initial charge is for inspection, temporary protection or completed work, and whether a return visit will be charged separately.
How much does a full new roof cost?
Recommended Roofing's 2026 price guide reports a mean replacement invoice of €8,686, with individual replacement jobs ranging from €5,108 to €29,510. The guide states that its invoice totals include VAT and cover work from August 2025 to September 2026.
That is one contractor's reported experience, not a survey of all Irish homes. It includes different property sizes and scopes, and the underlying invoices were not reviewed by TradesDirectory.ie. A quote for your house may fall outside that range. The useful next step is a measured scope of work, not choosing a budget from the average alone.
Ask the contractor to distinguish replacing the covering from replacing the roof structure. Confirm whether the price includes underlay, battens, flashings, ridge details, insulation, ventilation, scaffolding, disposal and any repairs found after stripping. Compare alternatives using the same roof area and specification.
Repair or replace: what evidence should you ask for?
A small visible defect does not explain the condition of the entire roof. Request photographs and a written description of the problem, the area affected and the reason for the proposed work. If full replacement is recommended, ask why a targeted repair would not be suitable and what remains serviceable.
For a substantial job, get another assessment before committing where circumstances allow. Give each roofer the same brief and compare their explanations. Two prices are not comparable if one covers a patch and the other includes stripping, access equipment and new materials across a whole slope.
What should a written roofing quote include?
- Exact scope: the slopes, roof sections or defects covered, with approximate quantities.
- Materials: the specified tile, slate, membrane or other system, including associated components.
- Access: scaffolding, equipment and any arrangements needed around the property.
- Waste: removal of old materials, skips and final clean-up.
- Hidden work: how extra timber or other unforeseen repairs will be priced and approved.
- Total cost: VAT position, provisional allowances, payment stages and exclusions.
- Aftercare: the written workmanship guarantee, any separate product warranty and the process for reporting a problem.
Keep the quote, agreed variations, progress photographs and receipts together. Before paying a deposit, confirm the business details and insurance and make sure the payment request matches the contractor you have agreed to hire.
Why a roll of roofing felt is not an installed roof price
A material listing answers a different question from a roofing quote. Even if you know the price of a roll or membrane, it does not tell you the required system, quantity, preparation, labour or access cost. Ask the roofer to name the proposed materials and separate supply-only figures from the installed scope. Avoid assuming two products are interchangeable because both are described as roofing felt.
Find roofers in Cork, Dublin and other counties
Browse our roofer directory and narrow the results by area. For a local starting point, see roofers in Cork or roofers in Dublin. Check that each business covers your address and the particular roof type before requesting a visit.
When you enquire, include the county, property type, the problem you have noticed and when it started. Photos taken safely from the ground or indoors can help explain the enquiry. Leave roof access and inspection to a suitably equipped professional.
Roofing cost questions
Is there one average roof repair cost for Ireland?
Not from the evidence used here. The published figures describe specific work or one provider's jobs. A leak repair and a complete roof replacement should not be combined into a single average for budgeting.
Are Cork roof repairs cheaper than Dublin?
The examples in this guide do not establish a reliable city-to-city difference. Compare equivalent scopes and access requirements. County alone does not tell you the size or complexity of a roofing job.
Does a low quote mean poor work?
Not necessarily. Check whether the scope, materials, access, VAT and exclusions match. Ask the contractor to explain a large difference before deciding on price.
Will the guide price cover my property?
No. These are planning examples, not offers from TradesDirectory.ie. The roofer must confirm the required work and provide your own quote.
